WHAT IS A
GOLDEN VISA?
The United Arab Emirates is a federation of seven emirates established in 1971. Abu Dhabi serves as its capital and is the largest emirate in terms of land area, while Dubai is the most populous and globally renowned for its luxurious lifestyle, modern architecture, and bustling business scene. Prior to 2019, foreign residents in the UAE could secure a two-year residency visa through sponsorship from an employer or as a self-sponsored investor owning a registered business (in all emirates) or a freehold property (in Dubai).
In 2019, to boost foreign investment as well as to attract foreign talent, the UAE government launched the "Golden Visa" initiative, extending residency to specific groups such as Real Estate Investors, Entrepreneurs, Doctors, Scientists, Creatives (Art & Culture), Inventors, Executive Directors, Specialists in priority educational fields, Sports Professionals, PhD Holders, and individuals specialized in engineering or science.
Since the Golden Visa was introduced, Dubai, known for its exceptional safety and world-class living standards, has experienced a substantial increase in the influx of millionaires.

WILLS &
TESTAMENTS
There's a misconception that the United Arab Emirates exclusively adheres to Shariyah (Islamic) law. However, this is inaccurate. The UAE is indeed an Islamic nation, however its workforce, business owners and real estate investors predominantly comprise of individuals from diverse cultural backgrounds from over 200 countries across the globe, many of whom do not practice Islam.
The UAE prioritizes cultural integration and opportunity for all its residents. Demonstrating this commitment, the country hosts 52 churches, 3 Hindu Temples (with the earliest dating back to 1958), 1 Buddhist monastery, and 3 Synagogues. Recognizing the value of religious tolerance and inclusivity, the UAE stands out among the GCC nations by allowing non-Islamic individuals to create living wills & testaments that bypasses the Shariya law after their passing.

POWER OF
ATTORNEY
Many real estate investors in Dubai are foreigners residing outside the country. Such investors manage their property rental and representation through an appointed power of attorney (POA).
Recognizing the significance of such investor's assets and its potential returns, the Government of Dubai has implemented stringent regulations regarding the rights of a POA. The official POA document must be notarized by Dubai courts if issued locally. If the POA is issued outside of the UAE, it must be attested at the embassy of the foreign country along with the UAE Ministry of Foreign Affairs.
Both the Dubai Land Department and the Real Estate Regulatory Authority of Dubai, along with all other government offices, adhere to strict guidelines outlining the rights granted by a Power of Attorney and those that are excluded.
